    most economists think 2023 is more likely than this year, but timing is always a best guess not a science. it definitely isn't here yet as layoffs would have started and inflation cooled.

          Housing..my take..overbuilt and scarcity of materials. When building costs and replacement costs exceed exceed the accepted ratio between rental income vs. cost (1-2% per month) it's dangerous territory.

          However, your area is different. Some people pay stupid money to move there. And often tons of cash is used to purchase.

                Literally the price of everything is increasing significantly. Interest rates are going up. Building materials are out the roof for some reason now. Its just a matter of time before the bubble bursts. I know we put off a couple of projects because of steel and material price increases. And not just a little bit.

                When Yamaha calls and says that they have ASAP engines ready to ship, I know shizel has hit the fan.

                  I am not convinced it's wanted, but I would not be shocked if it was. I think one is brewing for sure, this fall or early next year. The chaos of today is not sustainable.

                  This is just the beginning. They f'd around with the election and forced this swamp creature down our throats and the people are pissed.

                  and this moron stood in front of some farmers yesterday and told them America has always come out of a crisis in better shape (referring to the plandemic).

                  my investments are down 15% and I don't see them getting any better for the next several years. The feds keep raising interest rates. Commifornia held back those freighters out of spite because Americans won't accept the green new deal. It's all a plan do destroy capitalism.

                  I knew it wasn't going to be good when they were arresting small business owners for wanting to work and provide for their families.
